Quick answer

Fast business loans are unsecured or property-secured loans that specialist lenders can assess and fund quickly once the file is complete. Same-day funding is possible for smaller unsecured amounts, $20k to $250k is possible same day with property, and up to $5m possible within 24–48 hours. Speed depends mostly on how ready you are: linked statements, signers and a clear purpose.

Key points

  • Same-day funding possible for smaller unsecured amounts.
  • $20k to $250k possible same day with property.
  • Up to $5m possible within 24–48 hours once the file is complete.
  • Your readiness decides the speed more than the lender does.
Unsecured
$5,000 to $500,000, same day possible for smaller amounts
Property-secured
$20,000 to $5,000,000
Biggest speed factor
A complete file and available signers
Trade-off
Faster usually costs more

“Fast” is the most overused word in business lending. Every ad promises it. Very few explain what it actually depends on. The truth is that fast business loans are real, and specialist lenders can fund remarkably quickly, but only when the loan type fits the situation and the file is ready.

This page explains which routes can move quickly, how quickly, and what decides whether yours does.

The speed ranges lenders work to

These are what’s possible once a file is complete. They’re not promises, and real files can take longer.

Route Typical amount What’s possible
Unsecured loan $5,000 to $500,000 Same-day funding possible for smaller amounts
Caveat or second mortgage $20,000 to $250,000 Same day possible
Property-secured loan Up to $5,000,000 Possible within 24–48 hours

Larger unsecured amounts usually take a little longer because the lender looks more closely. Property-secured loans need the title, value and every owner’s signature sorted before money moves.

What actually decides the speed

Lenders that specialise in fast funding can often decide within hours. What usually sets the pace is the file:

  1. Bank statements. Linking online banking on the first call is much faster than finding and sending PDFs.
  2. Signers. Every director, and every property owner if property is used, has to sign. One person overseas or unreachable can add days.
  3. Purpose. A tax invoice, quote or contract shows exactly what the money is for.
  4. Tax position. Lodged BAS and a current ATO portal statement answer one of the first questions lenders ask.
  5. Property details. Address, rough value, loan balance and who’s on the title.

Our guide to what slows an urgent business loan down covers each of these in detail.

Choosing the right fast loan

Start with what happened and how much you need:

  • A smaller, one-off cost with steady banking: an unsecured loan, often paid direct to the supplier.
  • A gap until customers pay: a cash flow loan or line of credit.
  • A larger amount or a very tight deadline: a property-secured loan.
  • A newer business or recent credit issues: property security, if available, makes speed far more realistic.

If you’re not sure, the route planner suggests the route most likely to land in time.

The cost of speed

Fast funding usually costs more than slower lending. You’re paying for the lender’s willingness to decide quickly on lighter paperwork. That’s a fair trade when waiting would cost more: a lost contract, a business that can’t trade, a supplier who won’t ship. It’s a poor trade when the deadline is self-imposed. Our guide to the real cost of borrowing in a hurry shows how to weigh the two.

Three rules keep the cost under control:

  1. Borrow only what the problem needs.
  2. Choose a term that matches how quickly the money will come back.
  3. Know how you’ll repay or refinance before you sign.

An illustrative example

A Hobart marine services business needs $55,000 to replace a hull lift that failed mid-season. It has traded for seven years, BAS is current and the owner can link statements and e-sign immediately. On a Tuesday morning enquiry, an unsecured lender assesses the file by lunch, and with the supplier’s invoice in hand, same-day funding is possible. A competitor with the same need but no invoice and a co-director travelling overseas waits four days. Same lender, same product, different readiness. Illustrative only.

Fast for newer or bruised businesses

If your business is under six months old, your BAS is behind or your credit file has recent marks, unsecured fast funding becomes much harder. That doesn’t mean speed is off the table. Property-secured lenders rely mainly on the property and your plan to repay, so they can often move quickly where unsecured lenders can’t. The trade-off is that your property is on the line, which is a serious decision to make in a hurry. If you go that way, keep the term short, the amount tight and the exit clear, and make sure everyone on the title understands what they’re signing.

Without property, the most useful thing you can do is prepare: lodge outstanding BAS, write a short explanation of any credit issues and have twelve months of statements ready to link. Prepared files move faster at every lender.

Red flags with “fast” lenders

Be cautious of anyone who:

  • Guarantees approval before assessing you.
  • Asks for a fee upfront before arranging anything.
  • Pressures you to sign within minutes without reading the contract.
  • Won’t tell you the total cost in dollars.

Legitimate fast lenders move quickly but still explain what you’re signing.

Frequently asked questions

What's the fastest type of business loan?

For smaller amounts and a trading business with steady banking, an unsecured loan assessed on linked bank statements. For larger amounts, a caveat or second mortgage over property.

Do fast loans still involve a credit check?

Yes, once you decide to apply. Asking doesn't touch your credit file, but lenders check credit before approving.

Are fast business loans more expensive?

Usually, yes. Lenders charge for speed and lighter paperwork. That's worth it for genuine urgency, but borrow only what you need.

Can I get funded on a weekend?

Rarely. Most lenders and banks release funds on business days, so an early weekday enquiry gives the best chance of same-day funding.
