Quick answer

The things that most often slow an urgent business loan are unlinked bank statements, a director or property owner who can't sign, no invoice or clear purpose, unlodged BAS, undisclosed credit issues, unclear property details, late-in-the-day enquiries and applying to several lenders at once. Nearly all can be fixed before you enquire, which is why preparation matters more than the lender you choose.

Key points

  • Unavailable signers cause more missed deadlines than anything else.
  • Link bank statements on the first call.
  • Lodge BAS and disclose credit issues before you apply.
  • One prepared enquiry beats five rushed applications.

When an urgent loan misses its deadline, owners usually blame the lender. Sometimes that’s fair. More often, the delay came from something on the business’s side of the desk that could have been sorted in an hour.

Here are the eight most common causes of delay in urgent business lending, roughly in order of how often they cost a deadline, with the fix for each.

1. A signer who isn’t available

The problem. Every borrower and guarantor has to sign. For property-secured loans, every owner on the title signs too, and non-borrowing owners often need independent legal advice first. One co-director on a plane, a spouse who can’t leave work or a parent on the title who wants to think about it overnight can stop a same-day loan in its tracks.

The fix. Before you enquire, tell everyone who’ll need to sign. Check they have photo ID, an email address and a phone that can receive codes for e-signing. For property, ask any non-borrowing owner to line up a lawyer for advice.

The problem. Unsecured fast lending runs on linked bank statements. Owners who can’t remember their internet banking login, whose accounts need a second authoriser, or who bank income across three accounts slow everything down.

The fix. Log in to your business banking before you enquire. Know which account holds most of your income. If you can’t link, download complete PDF statements for 6 to 12 months directly from internet banking.

3. No invoice or a vague purpose

The problem. “Working capital” or “need $100k urgently” leads to questions. Lenders need to know what the money is for and where repayment comes from.

The fix. Have the tax invoice, quote, contract or ATO notice behind the need. Write two sentences: what the money is for and how it’ll be repaid. If the supplier can be paid directly, have their bank details.

4. Unlodged BAS

The problem. Unlodged BAS means nobody knows what’s owed to the ATO. That uncertainty slows every lender, even those who are relaxed about tax debt itself.

The fix. Lodge every outstanding BAS, even if you can’t pay. Download a current ATO portal statement. If there’s a debt, set up or confirm a payment plan.

5. Credit surprises

The problem. The lender’s credit check reveals a default, judgement or string of enquiries you didn’t mention. Now there are questions, and trust is dented.

The fix. Check your own credit file in advance through a free credit reporting service. Write a short paragraph explaining any marks: what, when, why, and what’s changed. Include proof of payment if you have it. See bad credit business loans.

6. Unclear property details

The problem. For property-secured loans, uncertainty about who’s on the title, what’s owed on the existing mortgage or what the property is worth causes delays. Unusual properties may need a full valuation.

The fix. Have the address, a realistic value estimate, a current statement for any existing loan and the full names of every owner. If the property is unusual (rural, mixed-use, heavily renovated), say so early.

7. Enquiring late in the day

The problem. Banks process transfers on business days, with cut-offs. An enquiry at 3:30pm on a Friday rarely funds before Monday.

The fix. Enquire as soon as you know you need funding, ideally early on a business day. If your deadline is Monday, aim to have everything complete by Friday morning.

8. Applying everywhere at once

The problem. Under pressure, owners sometimes apply to five lenders hoping one says yes quickly. Each application may add a credit enquiry, each needs its own paperwork, and a cluster of enquiries makes lenders wonder why others declined.

The fix. Make one well-prepared enquiry to a lender or broker who can match you to the right lender first time.

The delay checklist

Delay Fixed before you enquire?
Every signer told and available ☐
Online banking login working ☐
Invoice, quote or notice in hand ☐
All BAS lodged, portal statement downloaded ☐
Credit file checked, explanation written ☐
Property details and owners confirmed ☐
Enquiry early on a business day ☐
One enquiry, not five ☐

An illustrative example

Two Adelaide plumbing businesses each need $45,000 to pay a supplier by Friday for a commercial job. The first owner enquires Tuesday morning, links statements on the call, sends the invoice and has already told her co-director to expect documents. Funds land Tuesday afternoon. The second enquires Thursday at 4pm, can’t log in to his banking, hasn’t lodged the last BAS and discovers his co-director is overseas. He misses Friday and the supplier releases the stock to another buyer. Same need, same lender market. Illustrative only.

A word on weekends and public holidays

Funds move on business days. If your deadline falls after a weekend or a public holiday, treat the last business day before it as your real deadline, and aim to have the file complete by that morning. Owners who plan around this rarely get caught out.

Why preparation beats lender choice

It’s natural to focus on finding the fastest lender. But most specialist fast lenders can decide within hours on a complete file. The difference between funding today and funding next week is almost always the file, not the logo on the loan documents. An hour of preparation does more than any amount of searching for a quicker lender.

The hidden delay: your own decisions

There’s one more delay that doesn’t make most lists: the owner’s own hesitation. Under pressure, it’s normal to want to compare one more option, wait for one more quote or sleep on a decision. Sometimes that’s wise. But if the deadline is real, decide in advance what you’ll accept: the most you’ll borrow, the longest term and the security you’re willing to give. Then when an offer arrives within those limits, you can say yes quickly instead of losing the afternoon deliberating.

When the delay isn’t yours

Occasionally, the delay really is on the lender’s side: a valuer who’s booked up, a credit team that’s swamped at month end or a lender asking for documents its process didn’t mention upfront. You can’t control these, but you can reduce their impact. Ask at the start what the lender will need and how long each step usually takes. Ask whether a desktop valuation is acceptable for your property. And if a lender goes quiet for hours on an urgent file, a polite call to ask what’s outstanding often reveals a small question that’s been sitting in someone’s inbox.

Frequently asked questions

Can a lender fund without every director signing?

Generally no. Every borrower and guarantor needs to sign, and for property-secured loans every owner on the title. Plan for it before you enquire.

Why do lenders care about unlodged BAS on an urgent loan?

Because they don't know what's owed to the ATO. Unknown tax debt is one of the first things that stops a fast decision.

What if I can't link my online banking?

Download complete PDF statements straight from internet banking, not screenshots. It's slower than linking but better than piecemeal pages.

Does applying to several lenders get me funded sooner?

Usually the opposite. Multiple credit enquiries in a short time make lenders cautious, and each application needs its own paperwork.

How early should I enquire?

As early in the business day as possible, and as soon as you know you need funding. Waiting until the deadline is close removes your buffer.
